ABOUT TERMS REALTY
A brokerage built around the deal.
Terms Realty began with a simple disagreement about what a real estate brokerage is supposed to provide. Access to listings is no longer scarce. Information is everywhere. The harder work is understanding the people, the property, the transaction and the terms—and helping clients make better decisions.
Better Terms. Better Representation.
WHY TERMS EXISTS.
Information changed. Representation should too.

Consumers can search listings, research sales, estimate payments and gather opinions without asking permission from a real estate agent. Terms embraces that. The brokerage exists to create value where information alone stops being enough: interpretation, strategy, negotiation, coordination and judgment.
CAPABLE PEOPLE. BETTER SUPPORT.
We don’t need clients to be helpless for representation to matter.
You may know exactly what neighborhood you want. You may find the property yourself. You may already know the buyer. You may have bought or sold before. None of that threatens the value of good representation. It simply changes where that value should show up.
BUILT IN NEBRASKA.
Locally grounded. Designed to grow.
Terms Realty begins in Nebraska with an intentionally simple premise: understand the people, understand the property, understand the whole transaction. Local knowledge matters because real estate is always specific. The systems behind good representation can travel much farther.

THE BROKER BEHIND TERMS.
Real estate is still a people business.
Jonathan Stewart Herms has worked in Nebraska real estate since 2013, through traditional transactions, unusual deals, changing markets and a real estate industry that has transformed dramatically along the way.
What has become easier is access. Buyers can find properties. Sellers can research values. Consumers can compare neighborhoods, estimate payments, read contracts, use AI and gather more information in an afternoon than was once available through an entire professional network.
What has not become easier is the transaction itself.
Every deal still brings together people with different priorities, different pressures, different information and different definitions of a good outcome. Financing changes leverage. Timing changes leverage. Inspection findings change leverage. Possession can matter as much as price. Communication matters. Judgment matters. Knowing when to push, when to solve, when to explain and when to get out of the way matters.
Terms Realty grew from that distinction.
Jon’s view is that a real estate professional should not need to manufacture complexity, restrict information or make clients feel dependent in order to justify the work. Clients are capable. Technology is useful. Information should be shared freely.
The professional value should appear somewhere more meaningful: in interpretation, strategy, negotiation, communication, risk management and execution.
That is the kind of brokerage Terms is being built to become.
The goal isn’t to be involved in more of the transaction than necessary. The goal is to matter where involvement can improve it.
